My tile roof is leaking. Do I need a whole new roof?
Almost never. Tile leaks usually mean the underlayment beneath has worn through, while the tile itself is fine. A lift and re-lay replaces the worn layer and reuses your tile, at a fraction of a full tear-off's cost.
How long does the underlayment under tile last?
In Valley heat, typically 20 to 25 years, less for older felt papers. If your tile roof is past year 20 and has never had the underlayment done, an inspection is worth it before the next winter.
Can you walk on a tile roof without breaking it?
Yes, if you know where to step, which is a real skill. Cracked tiles from careless foot traffic are one of the most common problems we find. Our crew walks tile correctly and replaces anything we break, period.
Can I switch from shingle to tile?
Sometimes. Tile weighs several times what shingle does, so your framing has to be verified first, and some homes need reinforcement. We'll tell you honestly whether the switch makes structural and financial sense.
